As a landlord, you can add special conditions to the lease, such as requiring that a garage be used to store motor vehicles only, or making your tenants legally liable for any fire damage, regarless of the cause. These are not legally enforceable, but many tenants do not know that. .

You can certainly try! Many tenants do not know their rights, or how to contest bond deductions, so if you're lucky, you will be abe to claim some of their money for damage in the house that was already there when they moved in, or that falls under normal "wear and tear".

Yes, as of March, rental tenancy law in NSW has changed to make it easier for renters to make "minor alterations" to the property, including hanging pictures. You do have to request permission from your landlord, but they can not "reasonably refuse".

Probably not! In NSW landlords can still arbitrarily forbid pets on the property. Your landlord regards you less as a human being, and more as a parasite infesting their hard-earned property. As such they don't really care about your quality of life, or that of your beloved animal companions.

As a tenant you should contact Ultimo Real Estate about any repairs or maintenance. We will forward a message on to your landlord, who will probably choose to delay any repairs as long as possible, in order to save money, even sometimes where the damage may cause permanent damage to the property! You are not authorised to seek your own repairs, except in emergency cases, such as a burst pipe, when you can not get in contact with us.
